Community Reinvestment Area (CRA) Program
The CRA Program offers real property tax abatement to new or expanding facilities. The term and percentage of tax abatement is based on project investment, the number of jobs created/ retained, and annual income tax paid to the City.
Residential Incentive
A component of the CRA Program – Residential property owners in Zone 5 can receive a property tax abatement for new construction or renovation of existing residential properties.
- 10 years for the remodeling of every dwelling containing not more than 2 family units and cost of remodeling is at least $2,500.
- 12 years for the remodeling or expansion of every dwelling containing more than 2 units and cost of remodeling is at least $5,000.
- 15 years for new construction of a residential dwelling

Tax Increment Financing (TIF) Districts
TIF Districts redirect property taxes from new construction or expansion to fund public infrastructure within the TIF District. Check the map to see if your property falls within a TIF District.
Office and Industrial Incentive
This program provides new and expanding businesses with an annual refund for creating new jobs. The term and percentage of the incentive are based on total annual salary, project investment, and the number of jobs created/retained for the City.
